Adress table needed? Please give me some ideas! Thanks.

A seller has an address, and merchandise that the seller posts for sell has a location(address) that most likely is the same as the seller's address.
Is it a good idea to have a separate Address table so that Seller and Merchandise can share the address? The advantage is that if seller changes his/her address, merchandise's location will change automatically.
SELLER
MERCHANDISE
ADDRESS
But when searching Merchandise based on location, join with Address has to be performed.
To avoid join for better query performance, I plan to remove Address table. Both SELLER and Merchandise have thier own columns for address(street, city, state, zip, country).
Which design is better? Please give me some ideas. Thanks!
