Seems, I got it.
"on-disk columns" doesn't mean that the whole DB will be stored on-disk. It just means that specific columns (appropriately marked) of a DB will be evicted from memory if required. Meanwhile all other columns (i.e. without specific "on-disk" attribute set) will always stay in memory.
