Figured it out.
Because ExtractValue won't let you select <HOME/> or <WORK/> subnode, and doing "select extractvalue(vcard, '//ADR/REGION') from ofVCard;" gets both the values Dorset and London, doing "select extractvalue(vcard, '//ADR[1]/REGION') from ofVCard;" gets the 1st value Dorset and [2] gets the 2nd London.
It's a wonder what a good cup of espresso can do :)
