Although the method with triggers and polling offers some solution but it does not provide the guard against simultaneous data modifications by different users.

One of the ways to avoid the conflicts is to use the InnoDB row locking, which prevents others from modifying a particular data row if someone intends to modify it or lock for any other reason. Here is more information on how the InnoDBC locking works.
